UBS đã công bố báo cáo Chỉ số bong bóng bất động sản toàn cầu năm 2024 vào tuần trước và báo cáo cho thấy rủi ro bong bóng nhìn chung đã giảm trong 12 tháng qua.
Trong khi 16 thành phố trên toàn thế giới được coi là có nguy cơ cao hoặc rủi ro bong bóng bất động sản vào năm ngoái, thì năm nay chỉ có 6 thành phố, báo cáo cho biết. Điều đó là nhờ giá nhà giảm ở nhiều thành phố vào năm 2023.
“Giá nhà đã điều chỉnh theo lạm phát tại các thành phố được phân tích hiện trung bình thấp hơn khoảng 15% so với giữa năm 2022, khi lãi suất bắt đầu tăng vọt trên toàn cầu”, các tác giả của báo cáo, Claudio Saputelli và Matthias Holzhey, đã viết.
“Các thành phố ghi nhận mức điều chỉnh giá mạnh nhất là những thành phố có nguy cơ bong bóng bất động sản cao trong những năm trước”, báo cáo cho hay. “Giá thực tế tại Frankfurt, Munich, Stockholm, Hong Kong và Paris thấp hơn 20% trở lên so với mức đỉnh sau đại dịch”.
Để tạo ra chỉ số của mình, UBS đã xem xét tỷ lệ giá nhà trên thu nhập tại địa phương, tỷ lệ giá trên tiền thuê nhà, tỷ lệ thế chấp trên GDP, tỷ lệ xây dựng mới trên GDP và tỷ lệ giá nhà tại một thành phố cụ thể so với phần còn lại của đất nước.
Các thành phố có điểm trên 1,0 được coi là có rui ro và những thành phố có điểm trên 1,5 được coi là có rủi ro cao.
6 thành phố có điểm trên 1,0 được liệt kê bên dưới theo thứ tự tăng dần. Điểm của năm ngoái cũng được đưa vào.
